Before You’re Ready to Sell: The Help That Comes First

If you’re thinking about downsizing or moving someday, you probably already know the house isn’t the hardest part. The hardest part is everything in it, and figuring out how to get from here to ready.

Maybe it’s a garage full of forty years of life, closets nobody has opened in a while, furniture you’re not sure what to do with, and boxes of photographs and paperwork you can’t bring yourself to sort. Maybe you’re not even sure you’re moving yet. You just know something needs to change, and you don’t know where to start.

I wrote Downsizing with Intention for exactly that moment, and The Making Room Planner is there to help you work through it one step at a time. Many people do beautifully on their own with those two things. But sometimes it helps to have a real person beside you. Someone you can ask questions, who can walk through your space with you, listen to what’s on your mind, and help you figure out what comes first.

If you’d like that, I’d be glad to help.

What a Making Room consultation looks like

Think of it as a pick-my-brain session. We sit down together and talk about what you’re considering, what you want your next chapter to look like, and what feels overwhelming right now. If you’re local, I can come to your home and we’ll look at the rooms, closets, garage, and whatever else is weighing on you.

I’m not there to judge your home or tell you to get rid of everything. I’m there to help you see the path: what needs attention, what can wait, who you might eventually need to call, and where to begin. You’ll leave with a few clear next steps instead of one enormous project. If you’d like a written plan afterward, I can put one together that works alongside the planner.

Why there’s a fee

A Making Room consultation is $200.

I know many real estate conversations are free, so I want to explain the difference. When you hire me as your REALTOR to sell your home or buy a new one, that work goes through my real estate brokerage and my California real estate license. Pricing, market value, negotiation, and escrow are all part of that, and I don’t charge separately for any of it.

A Making Room consultation is something else. It isn’t listing your home or helping you buy or sell. It’s personal planning and guidance, built on the work in my book, for the stage that happens long before a sign ever goes in the yard. You might be months away from selling, years away, or you might decide not to sell at all. That’s all fine. There’s no obligation to hire me as your agent later, and if you do, that becomes its own separate conversation.

A note about the people I recommend

Getting ready sometimes means calling in help, like organizers, movers, estate-sale professionals, contractors, or attorneys. I recommend people because I trust their work, and nobody pays me for a referral. Some local businesses also advertise on I Love Fair Oaks, my community media platform, but that’s a separate publishing business and it has nothing to do with who I recommend.

You don’t have to have it figured out

You don’t need a clean garage, a moving date, or even a decision before you reach out. Sometimes you just need someone to look at the whole picture with you and help you find the first step. Once you know how to get from here to ready, the rest starts to feel a lot more possible.

I’d love to help.
