You can type an address into a website and get a number in seconds. It can be a useful starting point, but it has not walked through your home. It may not know the condition of the kitchen, an unpermitted addition, the traffic on your street, or what buyers are choosing this month.
An appraisal is another kind of opinion. An appraiser evaluates a property for a specific purpose, often for a lender during a purchase or refinance. That value may be informed by comparable sales, but the appraiser is doing a different job from a listing agent.
When I help a seller decide on a listing strategy, I look at recent comparable sales, the homes competing with theirs right now, the condition and presentation of the property, and how buyers are behaving in that price range. I also want to know what the seller needs: a particular timeline, a certain level of preparation, or room to negotiate.
Market value is what a qualified buyer is willing to pay under current conditions. List price is a strategy for bringing the home to market. The two are related, but they are not interchangeable. Pricing far above what the evidence supports can cause buyers to pass by, leaving a home sitting while newer listings get attention. Pricing should have a reason behind it, not just a hopeful number.
And if your real question is, “What would I walk away with?” we need to go further. Sale price is not your proceeds. We would estimate selling expenses, any loan payoff, and other relevant costs to give you a clearer picture. Your tax and legal questions belong with the appropriate professionals.
You deserve to know how an agent arrived at a number. Ask to see the comparable properties and talk through the differences. A good valuation should make your next decision clearer, even if that decision is to wait.
